Not sure where to start?

Start with a payment estimate, then request a consultation with Patti about your financing options. A consultation request is not a completed mortgage application or a pre-approval; those require a separate application and review.

Common questions

Answers before you ask

The questions I get most often from buyers, sellers, and homeowners considering a refinance.

Can you handle both my loan and the home purchase?+

Yes. I am a licensed real estate broker and mortgage broker, so one person coordinates your financing, your offer, and your closing. I arrange mortgage financing through lenders rather than directly funding your loan.

How much do I need for a down payment?+

Often less than people expect. Conventional and FHA programs offer low-down-payment options, and VA and USDA programs offer reduced down payment requirements for eligible buyers. Down payment assistance programs may also be available depending on your income and location. Requirements vary by borrower and property.

What credit score do I need to buy a home?+

Many loan programs start in the low 600s, and FHA can go lower with compensating factors. If you are not there yet, I will give you a specific, written plan to get your score where it needs to be.

How long does pre-approval take?+

Same-day pre-approvals may be available once all required documentation has been received and reviewed. A full pre-approval, not a quick pre-qualification, is what makes your offer competitive.

What is a reverse mortgage and who is it for?+

A reverse mortgage may help eligible homeowners access part of their home equity, supplement retirement income, or purchase a new primary residence for retirement. FHA-insured Home Equity Conversion Mortgages (HECMs) require borrowers to be at least 62. Some proprietary reverse-mortgage programs may allow younger borrowers, depending on the program, lender, property and location. Eligible borrowers have no required monthly principal-and-interest payments while meeting loan obligations. You must continue paying property taxes and homeowners insurance, maintaining the home, and meeting occupancy and other loan requirements. Interest and fees accrue, so the loan balance generally increases and remaining equity may decrease. Repayment is required when a maturity event occurs, such as the last borrower permanently leaving the home or passing away, subject to applicable protections and loan terms. Selling the home or failing to meet loan obligations can also make the loan due. I will help you understand the benefits, costs and trade-offs before you decide.

Equal Housing Opportunity. First Choice Mortgage & Real Estate does business in accordance with the Federal Fair Housing Law and the Equal Credit Opportunity Act. Individual DRE #01477745 | Individual NMLS #244111. This is not a commitment to lend; all loans subject to credit approval and property appraisal.
