We look at condition, comparable sales, and what the home should actually appraise for — not just how it photographs.

Price, contingencies, timelines and terms structured to win without overpaying. Because I control the loan side, I can commit to timelines other agents can't.

Inspections and appraisal
Trusted inspectors, a clear repair-request strategy, and appraisal management if the value comes in short.

Close and move in
Final walkthrough, signing, funding, keys. One point of contact the entire way.

Down payment assistance, gift funds, seller credits, and low-down-payment programs mean the 20% myth stops far too many qualified buyers.
- Conventional loans from 3% down and FHA from 3.5% down.
- VA and USDA loans with no down payment for those who qualify.

How much cash do I actually need?+
Down payment plus closing costs, which typically run 2% to 5% of the purchase price. Some programs allow seller credits or gift funds to cover much of it. I'll give you a written estimate before you shop.
Do buyers pay agent commission?+
Buyer agent compensation is negotiable and is disclosed in writing before we tour homes. We'll go over exactly how it works and who pays what in your market.
Is now a good time to buy?+
The honest answer depends on your timeline and your payment comfort, not on a headline. If you plan to stay five or more years and the payment fits your budget, waiting for a perfect market rarely pays off.
What if I own a home I need to sell first?+
We coordinate both transactions on one timeline, and I can walk you through bridge options, contingent offers, and rent-back arrangements.
