Price it on evidence

A pricing strategy built on recent comparable sales, active competition, and absorption rate — not a number designed to win the listing appointment.

Prepare it properly

A room-by-room punch list of what actually returns money: paint, lighting, landscaping, decluttering, and small repairs that show up in an inspection.

Market it professionally

Professional photography, floor plans, MLS syndication to the major portals, social promotion, and targeted outreach to buyer agents.

Negotiate the whole deal

Price is one variable. Contingencies, repair credits, closing dates and financing strength decide whether the deal actually closes.

Vet the buyer's financing

As a loan originator, I can read a pre-approval letter and tell whether it's real. That alone saves sellers from falling out of escrow.

Before you list

A preparation checklist that pays for itself

  • Deep clean, declutter and depersonalize every room.
  • Fresh neutral paint where walls are scuffed or dated.
  • Maximize light: clean windows, higher-wattage bulbs, open blinds.
  • Curb appeal — trimmed landscaping, clean walkway, a fresh front door.
  • Fix the small things inspectors always flag: leaky faucets, loose railings, GFCI outlets.
  • Gather permits, warranties and utility history for the disclosure package.

How long will it take to sell?+

It depends on price, condition and season. A well-prepared, correctly priced home in a normal market typically goes under contract within a few weeks. I'll give you a realistic range for your neighborhood.

Should I make repairs before listing?+

Some, not all. I'll tell you which items return more than they cost and which ones are better handled as a credit at closing.

What will I net at closing?+

You'll get a written net sheet before we list: sale price minus payoff, commissions, title and escrow fees, transfer taxes, and any credits. No surprises at signing.

Do I need to sell before I buy?+

Not always. Depending on your equity and income we may be able to structure a contingent offer, a bridge solution, or a rent-back so you're not moving twice.
