What documents do I need to apply?+
Typically two years of W-2s or tax returns, 30 days of pay stubs, two months of bank statements, and a photo ID. Self-employed borrowers may need business returns or bank statements instead.
How is a pre-approval different from a pre-qualification?+
A pre-qualification is an estimate based on what you tell me. A pre-approval means I have reviewed your actual income, assets and credit. Sellers treat those very differently when reviewing offers.
Should I pay points to buy down my rate?+
Only if you will keep the loan long enough to break even. I will show you the exact break-even month in writing so the decision is arithmetic, not a sales pitch.
How long does a purchase loan take to close?+
Most purchase loans close in 21 to 30 days when documents come in promptly. Refinances usually take 30 to 45 days.
